OC Housing Report: It’s the Buyer’s Turn

Finally good news for BUYERS!!  We have a snapshot of latest OC Housing Report: It’s the Buyers Turn.  For most of the 2018, it has been a seller’s market with sellers receiving multiple offers upon putting up the For Sale sign!  Frustrated buyers had to cut back on their expectations after writing offer after offer with no success.  Then in August it was a Balanced Market, where the market didn’t favor sellers or buyers and over priced homes were now starting to sit.  As we approached the Autumn market, sellers started to see their expected market time increase and a cooling trend could be seen.  Sellers began to see the need to price their home according to their location, condition, upgrades, updated, décor and overall appeal.  Now that we have hit the end of November, sellers are again seeing an increase on their expected market time.  So what does this now mean for buyers?  With an expected market time of 122 days, the market has now transitioned into a Buyer’s market for the first time since January 2011!
